Residents arrive ready for their keys.

One checklist in your resident app takes them from signed lease to move-in day: move-in costs, deposit, insurance, utilities, and internet. Your team sees who is ready and stops chasing paperwork.

01 / 10

Get started

Once the lease is signed, residents get your branded resident app. It already knows their pets, roommates, and move-in date, and the checklist opens 30 days before move-in.

Pay move-in costs

One itemized, prorated bill. Pay by card or bank, through your payment provider, or offline with manager approval.

Choose a deposit option

Pay the cash deposit, choose a Thriver deposit waiver, or split it with Deposit Plus. Every option is priced before they land on it, and residents who don't qualify for an alternative only see cash.

Get renters insurance

Buy a policy in the checklist, upload proof of their own, or opt into your property’s master policy. Verification completes the task, and coverage is monitored for the whole lease.

Transfer utilities

Set up electricity and gas in one step, without leaving the app.

Order internet

Plans available at their exact unit. Residents pick a plan and schedule installation in the app, and the task completes on its own.

Join the membership

Package the amenities, services, and access you already have into memberships residents join at move-in, for reliable, recurring revenue on top of the lease.

About memberships

Finish your tasks

Your own items, like pet registration or vehicle details, with uploads and approval where you need them.

Get keys

Digital keys appear in the app when the lease reaches the status you choose, for every door they can open. Or they book a key pickup time.

Inspect the unitAfter keys

Room by room, with photos and notes. Anything that needs attention becomes a service request for your maintenance team, and the report uploads to your PMS.

Questions about Move-in

What is the Venn move-in checklist?

It's how residents complete move-in in your branded resident app, on your Company Brain. After the lease is signed, they pay itemized move-in costs, choose a deposit option, set up renters insurance, utilities, and internet, get digital keys, and inspect the unit with photos. Your team follows every move-in in the Hub.

How are move-in charges calculated?

Venn pulls rent, fees, and rentable items like parking and storage from your PMS, fills in amounts from Engrain where your PMS doesn't have them, matches them to the resident's lease, and prorates them with your PMS settings. Your team reviews every line, adds concessions if needed, and publishes.

Can residents pay move-in costs before move-in day?

Yes. Once your team publishes the charges, residents see an itemized, prorated bill in the app and can pay by card or bank, through your payment provider, or over the counter with manager approval. Payments post to the resident ledger.

Is this AI?

Move-in charges are matched to the lease by rules, not guessed, and your team approves every line. The AI concierge knows where each resident is in move-in and reminds them about tasks they haven't finished.

When do residents get the checklist?

By default, the checklist opens 30 days before move-in and closes 7 days after. You can change the window and show it to applicants before the lease is signed.

When do residents get their keys?

Digital keys appear in your resident app when the lease reaches the status you choose, and turn off within minutes when the lease ends. One app holds keys from Salto, Brivo, ButterflyMX, and Avigilon (formerly OpenPath), and residents can also book a time to pick up physical keys.

Does the checklist include a move-in inspection?

Yes. Residents inspect the unit room by room with photos and notes. Your team reviews it in Venn, and the report uploads to Yardi.

Which deposit options can residents choose?

Residents can pay a cash deposit, choose a Thriver deposit waiver, or choose Deposit Plus: a smaller refundable cash deposit plus a waiver premium. Each option is priced in the checklist before the resident lands on it, and residents who don't qualify for an alternative only see the cash option, so there's no decline moment.

What is zero-gap renters insurance?

Zero-gap coverage means every unit is insured from day one. In the move-in checklist, residents buy a policy, upload proof of their own, or opt into your property's master policy, and Venn monitors coverage for the whole lease.

Who handles security deposits?

DepositCloud collects and holds cash deposits, applies state, county, and city deposit rules such as required interest and caps, and posts the deposit to your PMS. Residents can pay by ACH, card, Venmo, Apple Pay, Google Pay, PayPal, Cash App, cash, or check.

How does renters insurance work?

Residents buy a policy in the checklist, upload proof of their own, or opt into your property's master policy. Verification completes the task, and coverage is monitored for the whole lease.

Can I add my own tasks?

Yes. Your team builds the checklist, adds custom tasks with instructions, and chooses which tasks need an upload or manager approval.

Does it work with Yardi?

Yes. Charges, rentable items, and proration settings come from Yardi, payments post to the resident ledger, and checklist files and inspection reports upload to the resident's record.

Can move-in generate revenue?

Yes. Rentable items are charged correctly from the lease, and partner services like utilities can share revenue with the property. See how to optimize for revenue at move-in.
