What Happens When a 114-Year-Old Company Builds a Company Brain

Gotham connects over a century of real estate expertise with structured data across every function of the organization to build a company brain and lead the next generation of New York real estate.

The Problem: Plenty of Data, Not Enough Clarity to Act On It

There's a moment Ben Picket, Director of Strategic Operations at Gotham Organization, describes that probably sounds familiar to every operator.

"Leasing lives in one system. Renewals in another. Marketing is somewhere else. Asset management information is in another tool." He pauses. "With everything separate, what we're missing is understanding how all of those pieces tell the larger story of the tenants who live in our building. What keeps them coming back. What keeps them renewing."

Ben has spent two and a half years on one mission: centralizing that data, and turning it into something Gotham can actually act on.

Founded in 1911, Gotham Organization has shaped New York's residential skyline for over a century. Their iconic buildings - The Maybury in Midtown West, Gotham West in Hell's Kitchen, The Suffolk on the Lower East Side - have individual histories, personalities, and residents.

The Maybury in Midtown West

When Ben joined his family business from the startup world two years ago, Gotham's buildings had an excellent reputation, but there was definitely an opportunity to run more efficiently and personalize the resident experience by organizing the data infrastructure underneath.

They'd tried building their own app, but there was too much maintenance. They tried moving to a popular building management point solution and it was functional, but bare-bones. Not the holistic resident experience Gotham wanted to deliver.

The Approach: Building the Connective Tissue

This isn’t an app story. It’s a data story.

Venn is not simply a resident experience platform, and it is not simply an app residents use to book amenities or submit maintenance requests - though it does both.

What Venn builds is your company brain.

Every interaction a resident has - a booking, a service request, a survey response, a renewal conversation, an amenity preference, a communication pattern - generates a signal. Individually, those signals can be noise. But together, organized into a unified data layer and made legible to AI, they become a coherent picture.

Before Venn, Gotham operated on fragments - leasing data here, satisfaction surveys there, and concierge logs somewhere else entirely. The story was all there, but it just wasn't connected.

What Venn did was build the connective tissue. Not just the app residents use, but the infrastructure that turns scattered operational data into something AI can understand and act on. A small language model trained on Gotham’s portfolio, its residents, and its history.

The Outcome: A Company Brain, Realized

Ben describes it as "centralizing all of that data and creating real outputs so we can be the best version of ourselves."

The most important place the brain shows up is at the front desk. Venn's onsite concierge team, LIVunLtd, operates as an extension of Gotham's own staff, drawing from the same unified data layer that powers the rest of the system. The result is a resident experience that feels personal and seamless for everyone.
