Venn acquires Zuma for $50 million & leasing gets a brain.

Ok, ok. Leasing already had a brain. It’s called a leasing agent, and they’ve been doing this job forever, juggling tours, follow-ups, and a dozen systems that don’t talk to each other.

Leasing is the first place we’re doing that because it’s one of the most business-critical functions in multifamily. It’s where prospects become residents, where pricing and availability meet human behavior, and where thousands of repetitive decisions and interactions ultimately affect occupancy and NOI.

The hardest part was never the agent itself, it was that every property management company’s data lives scattered across a dozen different systems and vendors, none of which talk to each other. You can’t build an agent that takes decisive, intelligent action on top of that kind of fragmentation. What’s actually needed is connective tissue underneath that unifies the data before you ever get to the agent layer. Venn has spent the time building exactly that, and we could see it the moment we looked at what they’d done.

Why Zuma?

Zuma brought two things that are hard to build quickly: deep domain expertise and exceptional talent. Their team spent years understanding multifamily marketing and leasing, and building agents that actually operate inside real workflows.

Zuma has some of our industry’s top AI and machine learning talent and their investors a16z and Y Combinator knew it. It was competitive, but when I saw their obsession with going and sitting in the customer’s office and tailoring the solution specifically for them, I thought ‘we think the same’ and we can build something transformative for our customers together.

Shiv Gettu is joining Venn as Chief Partnerships Officer, while Kendrick Bradley will become General Manager of Venn Leasing, continuing to lead the business line he has spent years building and refining. Zuma’s engineering team is also joining Venn’s forward-deployed practice, bringing the people who developed that expertise directly into Venn. Together, the team will continue going deep on leasing while extending the same bespoke-build model into collections, renewals, resident support, and other critical parts of the operation.

This isn’t two companies filling gaps in each other’s product. It’s two teams that arrived at the same belief from different directions. Bespoke agents only work when they sit on top of infrastructure built for exactly this industry.
